Cost to Paint the Adler Model in Huntley, 2025 Guide

Adler model basics

We have worked on several Adler homes, and we have seen the floor plans Huntley Realty posted. The Adler is not one size fits all. The usual lineup is a great room, kitchen nook, den, bedrooms, laundry, foyer and baths.

What is included in the paint job

Here is what we priced on the one we just did.

What is not included

People always ask about these.

• Closets. These vary with racks, holes and patching.
• Every door in the house. We counted one per room. More doors add about $100 each.
• Extras like wainscoting or crown molding. If you have them, they need painting too, and they are priced separately.

Great room ceiling cracks

We have done enough of these homes in Huntley, Del Webb, South Elgin, Algonquin, Pingree Grove and St. Charles to know where the problems are and how to fix them the right way. The great room ceiling is the first one.

Adler great rooms are huge, 22 by 22 feet plus the dining room and foyer. Stress cracks often run across the ceiling, sometimes wall to wall. Once you see one, you cannot unsee it.

You cannot just paint over them. We cut, screw, tape, mud, sand and repaint the whole ceiling.

Base trim after new flooring

The flooring crew does not paint. They put on new baseboards and leave nail holes, gaps and caulking undone, and sometimes they scuff the trim too. Budget for us to finish that work.

Window trim and corners

Depending on the trim package, corner beads or caulking sometimes need to be redone. Builder grade work often takes shortcuts here.

Closets with racks

If you are getting California Closets or something similar, their system covers everything. If not, you are left with thumb sized holes that need to be patched, primed and painted.
