What drives the number

Why one house costs more than the next

Nothing here is a mystery. These are the six things that move your price, up or down.

Wall area, not room count

We price the actual surface. Two bedrooms with 9 foot ceilings cost more than two with 8 foot ceilings, even though the floor plan looks the same.

How much patching the walls need

Nail pops and a few dings are normal. Anchor holes every 3 feet, failed drywall tape, or a kid's bedroom wall that needs skimming add real hours.

Ceilings and trim

Walls only is the base line, the lowest cost version of this job. Ceilings, doors, baseboard and casing each add a separate line to your estimate.

Coats and color direction

Two coats is standard. Covering a deep red or a navy accent wall with something light usually needs three, and we will tell you that before we start.

How much we have to move

An empty house paints faster than a full one. If a room is packed to the ceiling, we either budget the time or ask you to clear it and save the money.

Access and stairwells

Two story foyers, open stairwells and tall vaults need staging. That is time and safety gear, not a surcharge for having a nice house.

What does not change it

Whether you seem like you can afford it, and where you live. We do not price off your address. Our rate card is the same for every house in Huntley. Same numbers for the starter home off Route 47 and the custom build in Del Webb.

It depends. Large items such as pianos, California king size beds and ultra large TV screens we are restricted from moving because of insurance requirements. We will tell you ahead of time what we can and cannot move.
Your own paint, and the warranty
You can supply your own paint. We only warranty product from Benjamin Moore and Sherwin Williams, as that is what we have been trained on. Our painting warranty runs five years, which is how long we expect the paint to last. The warranty terms are written on your estimate.
What every estimate includes

How long the price holds, and paying

How it goes

Four steps, start to finish

  1. 01

    Price it yourself

Use the estimator and get a real range in about 30 seconds. Nothing to fill out, nobody calls you.

  2. 02

    Walkthrough and color

We confirm the surfaces, check the walls, and put the sheen and colors in writing so there is no guessing on day one.

  3. 03

    Prep, then paint

Floors covered, furniture moved and wrapped, patching and spot priming first. Paint goes on last, which is the shortest part of the job.

  4. 04

    Walk it with us

We walk every room with you before the last truck leaves. Anything on your list gets fixed then, not on a follow-up ticket.

Straight talk

When we would tell you not to hire us

We would rather lose the job than take money for work that will not hold up or that you do not need yet. Here are times we tell people to wait or spend their money somewhere else.

You are two months from a remodel

If that kitchen is coming out in the spring, do not pay us to paint the walls around it twice. Wait, then do it once when the dust is done.

The real problem is moisture

Stains that come back, bubbling paint, or a musty smell mean water is still getting in. Paint hides that for about six weeks. Fix the leak first, then call us.

It is one small room and your budget is tight

If money is the constraint and you are handy, that room is a genuinely doable weekend. We will tell you how to do it, and help you get the right products at the right price.

Comparison

D'Franco versus a typical low bid

Both columns are honest. Read the last row carefully.

What you are comparingD'FrancoTypical low bid
Prep before paintPatch, caulk, sand and spot prime, written into the estimate.Often paint straight over the dings to keep the day short.
Paint qualityPremium product, and we tell you the exact line and sheen.Whatever contractor-grade product is cheapest that week.
Who is in your houseEvery painter who works on your home is background checked and vetted. Depending on the skill the job calls for, the timeline and the size of the project, your crew will be D'Franco staff, trusted partner crews we have worked with for years, or both.Whoever was available. Often nobody can tell you a name in advance.
If something fails laterFive year painting warranty, terms written on your estimate.Warranty is usually verbal, and the phone number changes.
Change ordersPriced from the same published rate card, approved before we do the work.Extras discovered mid-job, priced on the spot.
What you payHigher. We are not the cheapest interior painter in Huntley.Usually cheaper, sometimes a lot cheaper.
How long is the quoted price good for?30 days. The price we quote holds for 30 days.Ask them how long their number holds.

Last row included on purpose. If price on the day is the only thing that matters, we are not going to win, and that is fine.

Questions

Answers, including the awkward ones

How much does it cost to paint a 10x10 bedroom?

About $589 for walls in two coats, based on our published interior rate. Ceilings, base trim, closets, windows, doors and door frames add to the cost of the project. You can see how the estimate changes using the instant estimator.

Why is your price higher than the bid I got last week?

Usually prep and product. Our estimates include patching, caulking, spot priming and premium paint, plus a background-checked crew. If a bid is 40 percent lower, ask what got left out. We have a dedicated project manager, carry liability and workers compensation insurance, and offer a five year painting warranty. We are here for you for years to come.

Will you move my furniture?

It depends. Large items such as pianos, California king size beds and ultra large TV screens we are restricted from moving because of insurance requirements. We will tell you ahead of time what we can and cannot move.

How long does an interior repaint take?

A single room is usually one day. Three to four rooms is typically two to three days. A whole first floor with trim and ceilings runs about a week. We give you the schedule in writing before we start.

How long does a typical job take?

A typical job runs about 4 to 5 days. High humidity and heat, added scope and spray work can make it run longer. We will not trade finish quality for speed.

Can I supply my own paint?

Yes you can. We only warranty product from Benjamin Moore and Sherwin Williams, as that is what we have been trained on. We know the products well, and we have a relationship with both vendors that lets us offer our five year warranty.

Who is in your house?

Our crew is named with photos on the team page. You see who is coming before they arrive, no surprises.
