Painting a house before you list it is not one price, it is a scope decision. The house in this video came in at $5,200, and about $5,700 once the sellers added a few things. That covered wall repaints, skim coating, drywall repairs, ceiling spot repair, and a full day of one painter doing nothing but trim touch ups.
The short version
- These Elgin sellers were listing in 30 days and wanted the house to photograph clean and feel turnkey.
- On a pre-listing job, most of the money goes into prep and repair, not coverage.
- Trim alone got 8 hours of one painter with a brush and white paint.
- The sellers moved the job from $5,200 to about $5,700 by repainting whole walls instead of touching up.
- If your walls are clean and neutral, repainting them gets you nothing. Spend on trim and ceiling spots instead.
The house and the sellers
These Elgin sellers were listing in 30 days. They were not trying to renovate. They wanted the house to photograph clean and feel turnkey to a buyer walking through. That is a different job than a normal repaint, and it gets priced differently.
What you are actually paying for
On a pre-listing job, most of the money is in prep and repair, not in coverage. You are fixing the things a buyer's eye catches. Here is the actual scope we walked on this house.
| Area | What we are doing | Repaint or touch up |
|---|---|---|
| Master suite | Skim coat a failed faux finish, then repaint all walls to match the foyer color | Full repaint |
| Master closet | Caulk a gap in the trim, spot paint | Touch up |
| Foyer | Repaint the blue walls to the office color, two coats, walls only | Full repaint |
| Ceilings, select rooms | Touch up blue overspray and gray spots with matching ceiling paint | Touch up |
| Access panel | Quick white touch up to clean it up | Touch up |
| Downstairs blue walls | Repaint to the corner, foyer color | Full repaint |
| Office | Patch nail holes and old anchor holes, then one coat | Repair and one coat |
| Office ceiling | Cut out and repair, then attempt a color match | Repair |
| Trim, whole house | 8 hours, one painter, brush and white paint, every scuff and line | Touch up |
The trim line people underestimate
We budget eight hours of one person doing nothing else. Not because the trim is destroyed, but because it is a hundred small things and each one takes a minute.
What changes the price
Five things moved the number on this house.
- How much is repaint versus touch up. A wall we repaint in two coats costs more than a wall we spot fix. Here the blue walls got repainted and the office got one coat, because one coat was enough for what it needed.
- Whether we can match what is there. Matching is cheap. Not matching is expensive. On the office ceiling we planned to cut out a piece and try to match the existing paint. If it matched, it is a repair. If it did not, the whole ceiling gets primed and painted, and that is a different number.
- What is under the paint. The master bedroom had a faux finish somebody put on years ago. Solid, but not something you paint over and forget. That wall gets skim coated first, and skim coating is drywall work, not painting.
- How many holes and dings. The office had old anchor holes from things that came off the wall. Not a lot, but each one is patch, sand, prime and paint.
- Whether you want it consistent. These sellers started with touch ups in a couple of rooms, then decided to repaint whole walls so every wall in the room matched. That decision moved this job from $5,200 to about $5,700.
When we tell people not to do it
Not every seller should paint before listing.
If your walls are a normal, neutral color and they are clean, painting them again does not get you anything. Buyers do not reward a fresh coat of the same beige. Spend that money on the trim touch ups and the ceiling spots instead, because those are what read as a house that was not taken care of.
If you are listing in under two weeks, be honest with yourself about the calendar. Prep and repair take days, and rushing that is how you get a job that looks rushed in the listing photos.
And if the house needs real repairs, not paint, we will tell you. A ceiling with an active stain is a leak, not a paint job. Painting over it hides it for the photos, and it comes back in the inspection. That helps nobody.
What it costs
This job was $5,200 as quoted, and about $5,700 with the add-ons the sellers chose. The add-ons were a couple of ceilings we will attempt to touch up first, and upgrading two rooms from partial touch ups to full wall repaints.
The ceilings are the one open number. We will not know until we try the touch up. If the color matches, it is included. If it does not, that ceiling gets painted, and we tell you the number before we do it, not after.
Pricing goes up from there based on scope. The instant estimate will get your own house in the range, and a walkthrough gets you the real number. We do this kind of pre-listing work regularly for homeowners in Elgin and across the Fox Valley.
How we handle it
A pre-listing job runs in three parts.
- Prep. Skim coating, drywall patches and caulking trim gaps. This is where the days go, and it is the part that makes the photos look like a well kept house instead of a freshly painted one.
- The work. Two coats where we are changing color, one coat where we are refreshing. Walls only unless the ceilings need it. Trim gets its own dedicated time with a brush.
- Cleanup. Furniture back, floors clear. You should be able to shoot listing photos the next morning.
Do I need to paint the whole house or just the rooms that look bad?
Usually just the rooms that read as dated or damaged. On this house we repainted the master, the foyer and the blue walls downstairs, and left the rest alone. What we did not skip was the trim, because scuffed trim shows in every room in every photo.
Should I paint everything the same color?
For a listing, mostly yes. We took the blue walls to the same color as the front office, so the main floor reads as one continuous space. Buyers walking through a house with four wall colors register it as choppy, even if they cannot say why.
What about the ceilings?
Try a touch up first. We cut out a piece, match the existing ceiling paint and spot it. If it blends, you saved the cost of painting the ceiling. If it does not, you paint the ceiling. Do not paint ceilings by default on a pre-listing job.
How long does this take?
A job this size is a few days, and the trim alone is a full day for one person. If you are listing in 30 days like these sellers, you have room. If you are listing in ten, call now.
Is it actually worth it before selling?
When it moves the house from needing work to turnkey, yes. That is what these sellers were buying. Not a renovation, just the absence of a reason for a buyer to hesitate.
